The real problem: leads that don't become visits
Real estate campaigns in Delhi NCR can produce a lot of leads. The trouble is what happens next: unreachable numbers, people who were "just checking", and genuine buyers who waited too long for a call. The goal isn't more leads; it's more site visits from the leads you get.
1. Know the ad rules for housing
On Meta, housing ads fall under a special ad category. You can't target by age, gender or postcode, and audience options are limited. Campaigns have to win through creative, offer and landing pages instead. Include RERA registration details wherever required.
2. Use both Meta and Google
Each channel plays a different role:
- Meta (Facebook and Instagram) reaches people who aren't searching yet. Use strong visuals, walkthrough videos and clear price ranges.
- Google search captures buyers actively searching, such as "2 BHK in Raj Nagar Extension" or "ready to move flats Noida Extension".
- Retargeting brings back people who viewed the project page but didn't enquire.
3. Qualify leads before they reach sales
Instant forms make it very easy to submit, which brings in low-intent leads. Add one or two qualifying questions, such as budget range or when they plan to buy, or use a "higher intent" form type that asks people to review their details. Fewer, better leads save your sales team hours.
4. Send traffic to a project landing page
A focused landing page per project usually converts better than a general website: location map, floor plans, price range, amenities, RERA number, a walkthrough video and one clear action (book a site visit). Make it load fast on mobile data.
5. Call within minutes, not hours
Speed matters more in real estate than almost anywhere else, because buyers enquire about several projects at once. Set up an instant WhatsApp reply with the brochure, alert the right salesperson immediately, and follow up on a set schedule if there's no answer.
6. Measure cost per site visit
Track every lead from ad to site visit to booking. Cost per lead tells you little; cost per site visit and cost per booking tell you which campaigns actually work, so you can move budget to them.
